A: A manufactured home is a home that is built in a controlled environment. Generally, the build time is approximately 4-5 weeks. Once the home is built, it is delivered to the buidng site. The construction takes approximatley 60 days to complete all of the work needed to complete the project. Our new homes start at $19,900! We offer over 185 plans to choose from. we offer plans from 400 sq.ft. to over 3,000 sq. ft.! Q:What is a modular home? A: A modular home is a home that is built in a controlled environment, like a manufantured home, accept it's built to the uniform building codes.. A modular home project will generally take longer then a manufactured home project but less than a site built project. The modular homes can be built as a framed or frameless modualar home. Q: What is a Site Built Home? A: Site Built Homes are custom built on your land. A slab is poured and the construction occurs on your site. Generally, a site built project can take approximately 120 days. Q: What is the cost per square foot for a Site Built Home? A: Generally, B&M Excavating Inc., can build a home for $62.00 per sq. ft. Most Home Builders charge between $120-$200.00 per sq. ft. to build a home! Q: How can you build at this low cost? A: We've established a relationship with B&M that allows us the ability to coordinate the time cunsuming aspects of the process. We've agreed to reduce the overall cost that you'd ordinarily pay a General Contractor to do this work. This allows B&M the abilty to complete more projects, which creates a larger buying power. The savings are then passed on to you! Q: Can changes be made to the floor plans? A: Yes! You can make changes to the manufactured, modular and site built plans. There may be engineering charges. Q: Can you build my floor plan that I found? A: Yes . Engineering costs may apply. Q: What is construction loan? A: We can build on the lot you already own or a new property that you select. Next, you select from one of our home plans. Then, a knowledgable Lender can review your credit and review the available finance programs with you. Once the project costs are gathered and approved, an appraisal is ordered. Once the value is confirmed, the Lender will set up a Title Closing. At this time, The Lender will set up a draw schdule. The Lender will allow the Contractors to receive draws throughout the process. This eliminates your obligation to pay the Contractors for their materials and labor! Q: How does the financing work? A: Once the costs of your Home project are determined, you simply apply for a loan. Our Home Consultant can refer you to an experienced lender that is familiar with the construction process .
